PROJECT SUMMARY

Novel Daybreak at the north end of the Daybreak Downtown Ballpark District is a forward-thinking model of urban living, encompassing 11 acres with a unique blend of contemporary design and Scandinavian influence. This project features four residential buildings, each four stories tall, and two single-story amenity buildings. Positioned directly across from a light rail transit station, it offers excellent transit connectivity and the location also provides regional trail connections to Butterfield Canyon, Bingham Creek, and the Daybreak community’s extensive open space network.

The architecture reflects a modern take on brownstone apartments and treats the green outdoor spaces as extensions of individual homes year-round outdoor amenities and low-water plant ecologies enhance sustainability. Five distinct design zones—The Hive, Field House, The Pit, Pipestone Park, and Corner Plaza—offer unique communal spaces that support both passive and active recreation. The design encourages vibrant community interactions by seamlessly blending private and public realms. By prioritizing green space and community interaction, this development sets a new standard for indoor and outdoor urban apartment life.

The 11-acre site is composed of four residential buildings at the perimeter along with two centrally located amenity buildings. Outdoor amenity green spaces offering both passive and active recreation experiences are woven throughout the site.
